Section 13 rent increase calculator

From 1 May 2026, all rent increases must use a Section 13 notice. This calculator tells you the earliest you can increase rent and when to serve the notice.

Rules for Section 13 rent increases

  • — Maximum once per year (12 months between increases)
  • — Minimum 2 months' notice required
  • — Must use the prescribed Section 13 form
  • — Rent review clauses in tenancy agreements are void from 1 May 2026
  • — Tenants can challenge the increase at the First-tier Tribunal
  • — The Tribunal cannot increase the rent above what you proposed
  • — Advertising a property above the rent you're willing to accept is banned
